An electrical installation ages like the rest of the house. The risks are invisible: an undersized cable, missing residual-current protection or faulty earthing can go unnoticed for years. Here are the moments when an inspection is particularly useful.
When buying or selling a home
In Belgium, a home's electrical installation must comply with the RGIE. In a property transaction, an inspection by an approved body is generally required. It is better to prepare in advance: an installation put right before the inspection avoids surprises and last-minute negotiations.
After a renovation or extension
Moving a kitchen, adding a bathroom or converting an attic changes the load on the installation. The panel, circuits and protection must be checked to make sure they keep up.
When the installation is old or showing signs of wear
- A breaker or residual-current device that trips regularly
- Sockets that get hot, blacken or crackle
- Old-style fuses or a panel with no circuit labels
- Lights that flicker for no reason
How to prepare
An electrician can carry out a preliminary assessment: panel condition, protection, earthing, sockets and lighting. You get the precise list of points to fix and a quote before the inspection body visits. At LEXY-ELEC, this assessment is free and without obligation.
